NEW BUILD DEVELOPMENTS

The Practice has been increasingly involved in the Design and Construction of new buildings particularly those with Special Needs/Full Disabled Use.

Our involvement has generally been for traditional new build projects although this does extend to Design and Build projects.

New Build Survyes by Kelly Langley Chartered Surveyors KentIn recent years we have been involved in the Design to include full Architectural Services using Computer Aided Design (CAD) and ensuring Certification of New Build Developments to Eco Homes and the Code for Sustainable Homes.

In addition we provide Inspection and Certification of New Build Domestic Structures.

Typically services would include detailed design, contracts administration and comprise the following :

Traditional New Build Projects

  1. Preliminary cost advice
  2. Cost planning
  3. Preparation of Feasibility studies
  4. Advice on budget costing and economies of project
  5. Conceptual and detailed Architectural design
  6. Preparation of working drawings
  7. Liaison with other Specialists Consultants, eg. Infra Structure/Service/ Structural Engineers
  8. Advice on tendering procedures and contractual arrangements
  9. Inviting tenders
  10. Evaluation of tenders and preparation of Tender Reports
  11. Advice on type of contract to be used and preparation of documents
  12. Negotiation with Contractors
  13. Monitoring building works on site and certifying Domestic Structures on completion.

Design and Build Projects

  1. Preparation of site “foot prints”
  2. Advice on unit types
  3. Advice on preliminary costs and types of contract
  4. Obtaining outlining Planning Permission
  5. Formulation of the Employers Requirements
  6. Assessment of Contractors proposals
  7. Negotiation with Contractors over suitability of design, specification and standards in accordance with Employers Requirements
  8. Evaluation and analysis of negotiated and/or tendered contract sums
  9. Preparation of contract documents
  10. Monitoring works in progress
  11. Valuing works in progress
  12. Advice on satisfactory completion
  13. Advice regarding contract “changes” and financial implications thereof
